When the House Is Caught in the Middle
A divorce is hard enough without a house to sell. If you need to sell your house during a divorce in Michigan, you’re usually juggling two lawyers, two opinions on what the house is worth, and a mortgage that still comes due every month. One of you may have moved out already. The other may be living with repairs that nobody wants to pay for now.
- You both agree the house should go, but not on how
- Listing means months of showings, repairs, and decisions you have to make together
- One of you is carrying the mortgage alone until it sells
- You want the house settled so the rest of the divorce can move forward
We can’t make a divorce easy. We can make the house the simplest part of it.
How We Help You Sell a House During a Divorce
We work with both owners, not one side. You each get the same offer, in writing, with the numbers behind it, so nobody has to wonder what the other person was told. If you’d rather not talk to each other, that’s fine. We can talk with each of you separately, or with your attorneys.
We buy the house as-is. You don’t fix anything, clean anything, or hold open houses, and you don’t have to agree on a listing price, an agent, or which repairs to make. You get your options: we buy directly, or assign the purchase agreement to one of our local investor buyers. If the open market may pay more, our Retail Buyer Program lists the house with a licensed local agent, and we coordinate the sale for you.
On a cash sale there’s no commission, and we cover the normal closing costs. You pick the closing date, so it can line up with your divorce timeline, a move-out date, or a court date. Closing happens at a local title company or with a mobile notary, and you can sign separately. The title company pays out the proceeds the way your divorce agreement, court order, or written instructions say. We don’t take sides on the split.
Divorce situations we work with
- One spouse already moved out and the other is still living in the house
- Behind on the mortgage because one income is now paying for two households
- The house needs work and neither of you wants to pay for repairs before selling
- Divorce not final yet, or already final with an order to sell the house
- A rental or second property that has to be divided too

Selling a House During a Divorce in Michigan: What to Know
We’re not attorneys, and your attorney should guide the legal side. Here is the general picture so you know what questions to ask.
Michigan divides property fairly, not always 50/50
Michigan is a no-fault divorce state, and the court divides marital property in a way that is fair, which is not always an even split. Selling the house turns it into money that can be divided however your agreement or the court decides.
A Michigan divorce has a waiting period
A Michigan divorce can’t be finalized until at least 60 days after filing, or at least six months if you have minor children. Many couples sell during that time so the house is settled before the judgment.
Both owners usually sign
If both names are on the deed, both owners generally sign the purchase agreement and the closing documents. Check with your attorney whether any court order affects when or how you can sell.
In Kent County
Divorces in Kent County are handled by the 17th Circuit Court, Family Division, in Grand Rapids. If your divorce is in another Michigan county, we can still buy the house and close with a title company near you.
Real Grand Rapids Sales, Done Simply
These weren’t divorce sales, but they show how we handle a hard situation: one showing, honest numbers, and a closing date that worked for the seller.
