Why the Questions Matter When You Choose a Cash Home Buyer

If you’re comparing cash home buyers in Grand Rapids, you’ve probably noticed they all promise the same things. The difference shows up later: an offer that drops right before closing, a buyer who quietly hands your contract to someone else, or fees nobody mentioned on the first call.

Lawrence and Roberta found that out with their Grand Rapids rental. Another company had it for a month with no results and then wanted a lower price. We walked the house, brought two local investors through on the same day, and it closed about two to three weeks after we first met. Asking the right questions up front is how you avoid the first experience and get the second.

Our Answers to the Questions Sellers Should Ask

Will you buy my house yourselves, or assign the contract to another investor?

It depends on what fits your situation best. There are three ways we do it: we buy the house directly, we assign the purchase agreement to one of our local investor buyers, or we sell it through our Retail Buyer Program, where a licensed local agent lists it as-is and we coordinate the sale through closing. We walk you through the options and why one fits better before you sign anything.

Can the price change after I say yes?

If we haven’t seen the house in person or in photos, any number is a starting point and can change once we see it. Once we’ve walked the house and made you an offer, we stand by it. We don’t start the process unless we’re confident in the number we’re giving you.

Are there any fees or commissions?

There is no commission on a cash sale, and we cover the normal closing costs. Your mortgage payoff, any liens, and prorated property taxes come out at closing, the same as any sale. If the Retail Buyer Program fits better, we go over every cost with you before you sign.

How do you price repairs like a roof, furnace, or basement?

We start with what similar homes near you have actually sold for, both fixed-up and as-is. Then we note what the house needs, like a roof, furnace, plumbing, foundation, or a half-finished remodel, and what that work costs, plus the time and costs of selling it again. We show you the math, comparable sales included, so you can see exactly how we got there.

How fast can you close?

On a cash sale, in as little as 7 days, or on the date you choose. Isaiah’s Grand Rapids rental closed in under 30 days with the tenant still living there, and Lawrence and Roberta’s rental closed about two to three weeks after we first met.

Can I stay in the house after closing?

Yes. Sellers can have extra time after closing, sometimes up to a month or two. When that’s part of the plan, some of your proceeds are held back at closing and paid to you when you move out.

Can I leave belongings behind?

Yes. Take what you want and leave anything you don’t. You don’t have to clean out the house or clean it before you sell.

What if I change my mind?

Saying yes is always your decision, and we’ve had sellers change their minds. We understand that. Before we put time and money into getting your sale done, we ask for a real commitment, because we want to be able to finish it for you.

Can I sell if I live out of state?

Yes. Bruce and Carol sold their Rockford home while living in Las Vegas. Mobile notaries met them where they lived, and the title company sent their funds.

Do you list, market, or show homes?

No. We are not real estate agents. On a cash sale there are no showings at all. In our Retail Buyer Program, a licensed local agent lists the house as-is and we coordinate the sale through closing.

Selling in Michigan: things to know

  • As-is still means honest. Michigan’s Seller Disclosure Act generally still requires a disclosure statement for homes with one to four units, even in an as-is sale.
  • Your sale closes at a local title company, and the deed is recorded with the Kent County Register of Deeds.
  • Your mortgage payoff, any liens, and prorated property taxes are paid out of the sale at closing.

Bring This List to Any Cash Buyer

  • Will you buy it yourselves, assign the contract, or list it? Which one, and why?
  • Can your number change after I sign? When, and for what reasons?
  • Can you show me the comparable sales and the repair math behind the offer?
  • Who pays closing costs, and are there any fees I haven’t heard about yet?
  • Can I pick my closing date, stay a little after closing, and leave things behind?
  • Are you local, and can I read reviews from sellers in my area?
